A realistic timeline for rightsizing in the Denver metro (12-month version)

May 3, 2026 · 6 min read · By Maddie Cowger

When the rightsizing decision gets made under pressure, the move costs more, takes longer, and leaves people feeling like the house picked them instead of the other way around. Here is a calmer version, broken into months.

Months 1-3: Explore without committing

  • Tour 3-5 communities or neighborhoods. No pressure to choose.
  • Talk to a lender about how the sale and purchase fit together.
  • Walk through your current home with me: what stays, what goes, what needs touching up before listing.

Months 4-6: Narrow and prepare

  • Pick a destination type (community, floor plan, neighborhood).
  • Begin the slow downsizing: one room a month with help.
  • Address pre-listing items: paint, declutter, deferred maintenance.

Months 7-9: Choose and coordinate

  • Identify a specific destination or two finalists.
  • Decide whether you sell first, buy first, or do them together with a bridge or rent-back.
  • Lock in move-management and estate-sale partners.

Months 10-12: Execute

  • List the home with full prep done: better photos, faster sale, stronger price.
  • Close the new home with the timing aligned to your sale.
  • Move once. Not twice.

If you do not have 12 months

Sometimes life does not give you the runway. We compress this into 60-90 days when we have to: bridge loans, rent-backs, and a tight partner network make it possible. It is just more expensive and more stressful, so use the longer timeline when you can.
