Part of the cluster
Senior Transitions services →Heritage Todd Creek is the largest active-adult community on the north side of the Denver metro: about 1,300 homes built by Lennar around a Phil Smith-designed 18-hole course. If you want golf-community living without leaving the metro, this is the conversation.
What you actually get
Single-family ranch homes (most common), patio homes, and a smaller number of two-story plans. Square footage runs roughly 1,400 to 3,400. The clubhouse has a fitness center, indoor and outdoor pools, tennis and pickleball, and an active calendar of clubs and events.
Pricing in 2026 sits roughly in the high $500s to mid $900s depending on plan, view, and updates. The community is mature enough that resale inventory is steady.
The golf membership math
Golf is optional. There is a separate Todd Creek Golf Club with full and limited memberships. If you do not golf, you do not pay for it: but you still get the views, the open-space buffer, and the clubhouse social scene.
If you do golf, run the math against a non-resident membership at a public course. For frequent players, the on-site membership pays for itself quickly.
Who fits
- Golfers and golf-adjacent spouses who want a green-space community.
- Buyers who prefer a true Adams County address (lower property tax than Boulder County alternatives).
- Anyone moving from a larger Brighton, Thornton, or Westminster home who wants to stay in the same school district zone for grandkid logistics.
Who does not fit
If you want walking-distance retail, Heritage Todd Creek is not it: you drive for groceries. Compare it against Anthem Ranch or Skyestone if walkability matters more than golf.
