What we collect, why we collect it, and what you can do about it.
Plain-English version: I only collect what I need to help you buy or sell a home, I never sell your data, and you can opt out of anything at any time. The longer version is below.

This Privacy Policy describes how Wildflower Colorado Home Co (operating under Maddie Cowger, Realtor, with eXp Realty LLC) collects and uses information from visitors to this website and people who contact us through it. By using the site, you agree to the practices described here.
Information we collect
What you give us, and what your browser tells us
Information you provide directly. When you fill out a contact form, request the Wildflower Guide, or book a call, we collect your name, email, phone number (optional), the city or area you're interested in, and any details you write in the message field.
Automatic information. Like most websites, we log basic technical data: IP address, browser type, device type, pages viewed, and referring URL. This helps us see what's working and fix what isn't.
Cookies and analytics. We use first-party analytics to understand site usage and a Follow Up Boss tracking pixel to attribute property interest to your contact record after you opt in. You can manage cookie categories at any time using the Cookie Preferences link in the footer.
How we use it
To respond to you, send what you asked for, and stay compliant
We use the information you provide to: respond to your inquiry, send requested resources (like the Wildflower Guide), schedule consultations, send you property matches if you've asked for them, and satisfy our legal and brokerage record-keeping obligations.
We do not sell your personal information. We do not share it with third parties for their own marketing.
Who we share with
A short list of operational partners
We share information only with service providers that help operate this business: Follow Up Boss (CRM), Supabase (database and storage for the Wildflower Guide), SendGrid (transactional email delivery), and our brokerage eXp Realty LLC where required for transaction coordination. Each partner is bound by their own privacy and security obligations.
We may disclose information when required by law, subpoena, or to protect the rights, safety, or property of clients, the public, or our business.
Your rights
Colorado Privacy Act (CPA) rights
If you're a Colorado resident, you have the right to: confirm whether we process your personal data, access the data we hold, correct inaccuracies, request deletion, obtain a portable copy, and opt out of targeted advertising, sale of personal data, or profiling for decisions with significant effects.
To exercise any of these rights, email maddie.cowger@homewithimpact.com with the subject line "Privacy Request." We respond within 45 days.

What 'I consent to be contacted' actually means
When you check the consent box on a form that includes a phone number, you're authorizing Maddie Cowger and the Wildflower Colorado Home Co team to contact you by phone, SMS, or email about your real estate inquiry. Standard message and data rates may apply. You can opt out any time by replying STOP to a text or by emailing us. Opting out does not affect your ability to work with us — it only stops automated outreach.
Children + retention
Two short notes
Children. This site is not directed to children under 13 and we don't knowingly collect data from them.
Retention. We retain client and transaction records for the period required by Colorado real estate law and our brokerage's record-keeping policy (typically four years post-closing), then we delete or anonymize.
Changes
Updates to this policy
We may update this Privacy Policy as the business or the law changes. When we do, we'll update the "Last updated" date above. Material changes will be flagged on the homepage for at least 30 days.
