Buyers and sellers conflate Boulder and Denver constantly. They behave differently. Here is the 2026 split. For a current decision framework, use my fall market signals guide.

Boulder

Boulder proper has softened most at the high end. Inventory above $1.5M is meaningfully higher than 2024, and price reductions are common. The under $800K segment is still tight because there just is not much of it. If you are considering a builder, review what independent new-construction representation covers.

Denver

Denver is more bifurcated. Central neighborhoods (Wash Park, Cherry Creek, Stapleton/Central Park) hold value better than Boulder's high end. Outlying neighborhoods see more price negotiation. New construction concessions in Denver suburbs (Reunion, Stapleton infill, Green Valley Ranch) are aggressive.

What it means for you

  • Boulder buyers above $1M: you have leverage you did not have. Use it.
  • Boulder sellers below $800K: you are still in a strong position.
  • Denver suburban new construction: ask about builder concessions before you sign.
  • Central Denver sellers: prep matters, but you are not in trouble.
