Buying a home without a Social Security number is possible in Colorado. ITIN (Individual Taxpayer Identification Number) loans are real, growing, and increasingly competitive. They are not as cheap as conventional financing, but they are not predatory either if you work with the right lender. For the wider purchase process, read what to expect with a Spanish-speaking agent.

What an ITIN loan actually is

A portfolio loan from a lender that accepts an ITIN in place of a SSN for qualification. The borrower files US taxes, has documented income, and meets the lender's credit and reserve requirements.

What to expect

  • Down payment: typically 15-20% (some programs go to 10% for strong files).
  • Rate: usually 1-2 points above prevailing conventional rates.
  • Documentation: 2 years of tax returns filed under the ITIN, bank statements, employment verification.
  • Reserves: several months of PITI in the bank after closing.

How to prepare your file

  • File taxes consistently for 2+ years before applying.
  • Build a credit history (credit-builder loans, secured cards, on-time rent reporting).
  • Avoid large unexplained deposits in the 60 days before applying.
  • Work with a Realtor who has closed ITIN deals before: process matters.

Trabajo en español

Toda mi representación está disponible en español, de principio a fin: la entrevista inicial, los documentos, las negociaciones, y el cierre. Si tienes preguntas sobre comprar tu primera casa con ITIN, agendemos una llamada.
